1. Terms

1.1 Our site consists of 6 units, and there may be other guests staying as well. To ensure a peaceful and enjoyable experience for all, we kindly request that guests maintain a respectful noise level outdoors.
1.2 For the comfort and safety of all guests, we have a strict no-pets policy on the premises. We understand your love for animals, but this measure is essential to ensure the wellbeing of all visitors.
1.3 Smoking is strictly prohibited inside the property. If you wish to smoke, please do so only outside and ensure that you dispose of used cigarettes responsibly to prevent any fire hazards.
1.4 The standard check-in time is 4 pm, subject to any unavoidable delays, and the check-out time is 10 am. We kindly request that you adhere to these timings to facilitate a smooth transition for all guests. Before your departure, please ensure that the property is left in a clean and tidy condition, just as you found it, following the provided departure instructions. Failure to do so may result in additional cleaning and repair charges. Additionally, you are solely responsible for any damage or loss incurred during your stay.
1.5 We reserve the right to adjust the prices displayed on the website, which may fluctuate from time to time. We will inform you of the current price at the time of booking. Please review the terms and conditions for bookings before confirming your reservation, as they may be subject to changes over time.

2. Number in your party

2.1 The total number of individuals in your party must not exceed the maximum capacity of the accommodation as advertised by us unless prior arrangements have been made. We want to ensure everyone’s comfort and safety during their stay.
2.2 Our site is generally suitable for children under 10 years of age unless otherwise agreed upon. Please inform us if there are any specific considerations or requirements regarding children in your party.

3. Payment

3.1 Your booking will be confirmed upon receipt of the full balance. To secure your reservation, please ensure that all payment requirements are met promptly.

4. Cancellation

4.1 We understand that sometimes plans change unexpectedly. In the event that you need to cancel your booking, the following cancellation policy will apply:

  • Cancellation more than 8 weeks from the arrival date: 100% refund.
  • Cancellation up to 4 weeks from the arrival date: 50% refund of the deposit paid.
  • Cancellation less than 4 weeks from the arrival date: No refund of the total rental amount. We recommend purchasing travel insurance to cover potential cancellations.
  • If booked via a 3rd party website or a voucher has been redeemed for a stay in this case no refund is issued for cancelled bookings.

4.2 In very rare and unforeseen circumstances (as defined in clause 8), we may have to cancel your booking. Should this occur, we will notify you as soon as possible and offer an alternative date. However, we regretfully inform you that we cannot provide compensation or reimburse any expenses or costs incurred due to such cancellations or changes.

5. Unreasonable Behaviour

5.1 We aim to create a safe and pleasant environment for all guests. Hence, we reserve the right to refuse accommodation to any individual whose unreasonable behavior may cause offense to our staff or local neighbors.
5.2 In cases where unreasonable behavior of anyone in your party affects the enjoyment, comfort, or health of others or our staff, we may terminate your holiday immediately, with no refund provided.
5.3 We also reserve the right to ask any person(s) who engages in unreasonable behavior, damages property, poses a danger to others, or causes annoyance to leave the site. In such events, no refund will be due.

6. Damage to Accommodation

6.1 During your stay, you are responsible for any damage caused to the accommodation. In case of special circumstances or emergencies, we may need to enter the accommodation (if practical) without prior notice to carry out repairs.
6.2 Accommodation should be left in a clean and orderly state as found. Failure to do so may result in additional charges for extra cleaning and repairs as deemed appropriate.

7. Security Deposits

7.1 At our discretion, we may require an additional deposit from you before your arrival. This deposit will be returned to you at the end of your holiday, provided that the accommodation remains undamaged, clean, and tidy.

8. Unforeseen Circumstances

8.1 Unforeseen circumstances include events beyond our control, which we could not foresee or avoid. These circumstances may include but are not limited to the destruction or damage of your accommodation due to fire, explosion, flood, storm, weather damage, break-in, criminal damage, riots, civil strife, industrial action, natural or nuclear disaster, adverse weather conditions, war, threat of war, actual or threatened terrorist activity, epidemic, and other similar situations beyond our control.

9. Your Vehicles

9.1 You are responsible for your vehicles, their accessories, and contents, and they are left entirely at your own risk. We cannot be held liable for any loss or damage to your vehicle.
9.2 A designated parking space is provided near the cabin for your vehicle’s convenience.
